HomeWise Agent LLC ("HomeWise Agent") runs a maintenance-reminder platform for homeowners, landlords, and property managers. This Privacy Policy describes the personal information we collect, why we use it, who may receive it, and the choices available to you. Using the service means you understand the practices below.
1. Account data vs. data you add about others
For your account—name, email, billing, profile, and similar details—HomeWise Agent decides how that information is used and is the data controller (or "business" under California law).
For tenant, vendor, and other third-party details you enter (such as phone numbers and emails on reminders), you are the controller and we act as your processor, handling that data only to provide the features you configure. You must have a lawful basis to collect it and must give any notices those individuals require.
If a tenant or vendor sends us a verified privacy request about information you added, we will forward it to you unless we can respond directly under our role as processor.
2. What we collect
What you give us
- Account — name, email, hashed password, profile fields, timezone, optional phone number, and subscription status.
- Properties and reminders — addresses, property notes, maintenance tasks, schedules, photos, and completion records.
- Notification contacts — recipient phone numbers and emails, plus timestamps when you confirm you have permission to contact them.
- Homie and AI inputs — questions and context you submit for AI features.
- Support — messages and metadata when you contact us.
What we collect automatically
- Usage and logs — IP address, browser and device details, pages and features used, timestamps, referrer, and security events.
- Billing metadata — subscription and payment identifiers from Stripe (we do not store full card numbers).
- Message delivery data — send status and inbound replies such as STOP, START, HELP, and DONE from Twilio.
- Cookies — essential cookies for sign-in, security, and sessions. We do not run advertising cookies or sell personal data to ad networks.
3. Legal bases (EEA and UK)
Where GDPR or UK GDPR applies, we process personal data on these bases:
- Contract — to deliver the service you signed up for.
- Legitimate interests — to secure the platform, prevent abuse, troubleshoot, and improve features, weighed against your rights.
- Legal obligation — for tax, accounting, and lawful government requests.
- Consent — for optional processing where consent is required; you may withdraw it at any time.
4. How we use personal information
- Run, maintain, secure, and improve the service.
- Send reminders and related notifications you configure.
- Honor STOP, START, HELP, DONE, and email unsubscribe requests.
- Power Homie, cost estimates, and find-pros features.
- Authenticate users, process payments, provide support, and detect fraud.
- Enforce our Terms of Service and meet legal obligations.
We do not use your property, reminder, or chat content to train public AI models. We do not make solely automated decisions with legal or similarly significant effects about you.
5. Artificial intelligence
Homie, cost estimates, and related features send information you provide to cloud AI providers (including Google Gemini) to generate responses. Providers process data to deliver the feature under contractual safeguards described in their terms and our agreements with them.
We do not sell personal information to AI vendors.
6. Who we share information with
We share limited data with service providers that help operate HomeWise Agent, bound by confidentiality and data-protection obligations:
- Supabase — authentication, database, and app infrastructure (United States).
- Cloudflare — hosting, CDN, and security (global).
- Twilio — SMS delivery and inbound handling (United States).
- Resend — transactional and reminder email.
- Stripe — subscription billing.
- Google — Places API (address autocomplete, find pros) and Gemini API (Homie and estimates) when you use those features.
We may also disclose information when required by law or valid legal process; to enforce our agreements; to protect rights, safety, or property; or in a merger, acquisition, or asset sale where the recipient must honor this policy or you are notified of material changes.
7. SMS and mobile data
We do not sell or share mobile phone numbers, SMS consent records, or text opt-in data with third parties or affiliates for their marketing or promotional purposes. That information is used only to operate reminders you configure and to deliver messages through Twilio.

8. How long we keep data
- Active accounts — we retain information while your account remains open.
- Deleted accounts — we delete or de-identify content within about 30 days, except where law, disputes, enforcement, or security require longer retention.
- Backups — encrypted backups may remain for a rolling period (typically up to 90 days).
- Aggregates — de-identified or aggregated data may be kept indefinitely for analytics and service improvement.
9. How we protect data
We use safeguards such as HTTPS/TLS encryption in transit, hashed passwords, access controls, and secure credential handling. No system is perfectly secure. Email support@homewise-agent.com if you believe your account has been compromised.
10. If a breach occurs
If we learn of a personal-data breach likely to pose a risk to your rights, we will notify affected users and, where required, regulators within the timelines applicable law demands (for example, within 72 hours under GDPR where applicable).
11. Your privacy rights
Depending on your location, you may be able to:
- Access a copy of your personal information;
- Correct inaccurate data;
- Request deletion;
- Receive data in a portable format;
- Object to or restrict certain processing;
- Withdraw consent where processing relies on consent;
- File a complaint with a data-protection authority.
Update most account and property data in the app. For other requests, email support@homewise-agent.com with subject "Privacy Request." We aim to respond within legally required timeframes (typically 30 days under GDPR and 45 days under CCPA, with one extension where allowed). We may verify your identity first.
Reminder recipients can also:
- Reply STOP to opt out of SMS, START to opt back in, or HELP for assistance.
- Use the unsubscribe link in reminder emails.
12. California privacy rights
- Know, access, delete, and correct — as described in Section 11.
- Opt out of sale or sharing — we do not sell or "share" personal information for cross-context behavioral advertising.
- Sensitive personal information — we do not use sensitive personal information in ways that trigger CPRA's right to limit.
- Shine the Light — we do not disclose personal information to third parties for their own direct marketing.
- Non-discrimination — we will not penalize you for exercising privacy rights.
- Authorized agents — may submit requests on your behalf with proper verification.
13. Cross-border transfers
HomeWise Agent is operated from the United States. If you use the service from elsewhere, your information may be processed in the U.S. and other countries where our providers operate, which may have different privacy laws. Where required, we use lawful transfer tools such as Standard Contractual Clauses.
14. Third-party sites and integrations
The service may link to or integrate with third-party sites and tools (for example Google Maps or contractor listings). Their privacy practices are governed by their own policies. We are not responsible for third-party content or practices.
15. Email from us
We send transactional messages needed to run your account—verification, billing, password resets, and reminders you set up. Optional marketing or product-announcement emails, if we send them, will include an unsubscribe link and will not affect transactional messages.
16. Do Not Track and Global Privacy Control
Browser "Do Not Track" signals are not consistently standardized; we do not respond to them today. Where law requires, we honor a Global Privacy Control (GPC) signal as an opt-out of sale or sharing—even though we do not sell or share personal information for that purpose.
17. Minors
The service is for adults 18 and older. We do not knowingly collect personal information from children. If you believe a minor has given us data, contact us and we will delete it.
18. Policy updates
We may update this Privacy Policy by posting a new version and revising the "Last updated" date. Material changes will generally be announced by email or in-app at least 30 days before they take effect, except where law or security requires shorter notice.
